Have you been wondering what the average home prices are in Kelowna? Maybe you want to know specifically area by area where you can afford it?
Are you a homeowner looking to sell your home? or maybe you looking to eye up a new neighbourhood to move to? The values in Kelowna have been increasing and the stats for September 2021 have been released for each area from the Association of Interior Realtors.
Before I get into it this is really a benchmark to base off of this year's market compared to last years market. All of this information was provided by the Association of the Interior Realtors. The values are also a reflection of a lack of inventory and options, there were limited sales in September in certain areas which gives us limited sources of information.
The top 5 Areas that have increased this September over last September
#5 Kelowna North AKA downtown. Only had 2 sales in but saw an increase of 25.9 sales, the price point was $702k Walk everywhere! For those who work and/or play downtown, living in the area provides an enjoyable lifestyle where you don’t have to worry about parking and traffic. Walk, ride your bike or run to your favourite restaurants, pubs, cafes and boutique stores. The lake, the boardwalk, boat launches, and the cultural district are at your door.
#4North Glenmore with an increase in prices of 25% now has a bencmark price of $891k and is very popular among Kelowna families. This beautiful area of Kelowna is close to the city’s amenities but is adjacent to hiking trails and farmland and orchards to offer a more rural feel. In September there was 10 sales in North Gelnmore
#3 SE Kelowna you will love the drive to South-East Kelowna from the orchards, wineries and golf courses as you wind your way home. Orchards, farmland, wineries & single family homes and neighbourhoods mean you’ll feel like you’re living in a small rural town, and yet, you have all the benefits of Kelowna minutes away. The 26% increase brought the benchmark price to $1,028,000 on 9 sales.
#2 the Village of Kettle Valley is known for its custom-built luxury homes, stunning views and abundant nature. Set alongside expansive parks, hiking trails and wildlife spaces, with spectacular views of Okanagan Lake and the valley, in Kettle Valley you will find townhomes, family homes, and brand new executive homes and lots awaiting your dream home. Had 27.1% increase in prices on 6 sales and a benchmark price of $1,172,000
#1 Crawford Estates Crawford Estates is well-established with large homes on large lots with beautiful views. It’s a favourite family neighbourhood because of its great location, scenic vistas and accessibility to the best wineries, golf courses, shopping and the lake. This area provides the ultimate Okanagan lifestyle. had 2 sales 27.8% increase in pricing, and the benchmark price was $1,207,000
Alright so that wraps up the top 5 Kelowna neighbourhoods, however, the actual top 5 neighbourhoods that have been seeing the highest increase in the Central Okanagan wasn't in Kelowna. Rather West Kelowna prices have been growing faster than Kelowna.
Here are the top 5 neighbourhoods in West Kelowna in September Prices.
#5 Smith Creek is set to grow with planned developments, You will feel at home and away from it all in Smith Creek, and yet you're still within a quick drive to the best of West Kelowna. September prices increased 34% to a benchmark price of $975k on 6 sales.
#4 Shannon Lake 34.5% increase to $964k on 9 sales. The epitome of the West Kelowna lifestyle - Shannon Lake is popular with families, young couples and retirees.
#3 West Kelowna Estates West Kelowna Estates is located just past the bridge in West Kelowna. It’s a quick drive to downtown Kelowna and is very close to Bear Creek Provincial Park, the Landmark Xtreme Movie Theatre, shopping and restaurants. Rose Valley Regional Park and Bear Creek Park provide spectacular hiking and mountain biking trails. The increase was 34.5 % to $1,025, 000 based on 9 sales
#2 Lakeview Heights 34.6 % on 18 sales to a benchmark price of $1,142,000 Lakeview Heights is a well-established neighbourhood in West Kelowna. Enjoy a more rural lifestyle, but yet be minutes to all the amenities of the city. That's why this is one of West Kelowna’s gems and is well-loved by those who choose to call it home.
#1 Glenrosa 35% based on 10 sales the benchmark price was $698k.
Glenrosa is one of West Kelowna's longstanding family-friendly communities. With two elementary schools and a middle school, the kids can walk to school for years. Residents love Glenrosa for the large yards, family-friendly streets, recreation activities and schools.
